A few things we pay particular attention to with larger mountain properties:

  • Usable land: Five acres on paper doesn't necessarily mean five acres you can easily use.
  • Access: Driveway grade, road maintenance and winter access can matter just as much as the house.
  • Water and septic: Larger rural properties commonly rely on private wells and septic systems.
  • Pasture and outbuildings: Existing barns, workshops and fenced areas can add considerable value if they're features you actually need.
  • Restrictions: Acreage doesn't automatically mean unrestricted. It's worth knowing what you can — and can't — do with the property before you fall in love with it.
  • Location: More land often means getting a little farther from town, but not always. Every once in a while, something with real breathing room pops up surprisingly close to Boone, Blowing Rock or Banner Elk.
