A few things we pay particular attention to with larger mountain properties:

  • Usable land: Five acres on paper doesn't necessarily mean five acres you can easily use.
  • Access: Driveway grade, road maintenance and winter access can matter just as much as the house.
  • Water and septic: Larger rural properties commonly rely on private wells and septic systems.
  • Pasture and outbuildings: Existing barns, workshops and fenced areas can add considerable value if they're features you actually need.
