We’re Marc and Kathie Childers, the husband-and-wife team behind Childers Realty Group and BooneHomesForSale.com.

We work throughout Boone and North Carolina’s High Country, helping buyers and sellers navigate a market that can be a little different from what they’re used to—especially if they’re coming from outside the mountains.

Around here, the house is only part of the story.

Road access matters. So does elevation. A beautiful five-acre parcel may offer very different usable space than five acres somewhere flatter. Wells, septic systems, winter access, rental restrictions, internet availability and even the final mile to a property can all affect whether a home is actually a good fit.

That’s why our approach has always been pretty simple: help people understand what they’re looking at before asking them to make a decision.

For buyers, that often means narrowing down not just where you want to live, but how you want mountain life to feel. Maybe that’s a cabin tucked into the woods, a condo near Boone, a long-range view, room for family to visit, acreage, trout water or a second home you can lock up and leave.

For sellers, it means understanding that mountain properties rarely fit neatly into an automated valuation or one-size-fits-all marketing plan. The details that make a property special—or challenging—need to be understood and communicated clearly to the right buyers.
