If you’ve spent much time searching for a mountain home between Boone and Banner Elk, you’ve probably come across Echota.
But here’s the part that isn’t immediately obvious online: Echota isn’t one uniform community.
The original Echota, Echota on the Ridge, Chalakee, The Summit and the newer Legacy Ridge all offer somewhat different settings, views, floor plans and overall experiences.
So this week, we’re taking a closer look at who Echota works especially well for—and what we’d want a buyer to know before choosing one section over another.
Plus: one easily missed mountain-condo detail, something new on BooneHomesForSale.com, and a few very High Country ways to spend the weekend.
Is Echota the right High Country community for you?
It isn’t hard to understand why Echota gets so much attention from second-home buyers.
You get an unusually large amenity package for the High Country, paved roads, a convenient location between Boone and Banner Elk, and plenty of maintenance-light options that work well for buyers who don’t plan to live here full-time.
But “I want to live in Echota” is really only the beginning of the decision.
The original Echota experience can feel quite different from the higher, more view-oriented setting of Echota on the Ridge. Chalakee, The Summit and Legacy Ridge add still more choices in floor plans, elevations, views and price.
And then there are the things we’d want to look at property by property:

How much of that mountain view is truly year-round?

What does the walk from the parking area to the front door look like?

Are there stairs—or elevator access?

What exactly do the dues cover?

Are there assessments buyers should know about?

What are the rental rules for this particular property?

And maybe most important: are you paying for amenities you’ll actually use?
Echota can be a fantastic fit for someone who wants amenities, convenient access and relatively easy second-home ownership.
But it isn’t automatically the best choice just because it checks those boxes.
That’s why we put together a more candid guide to the different sections, the tradeoffs and what we’d want to know before buying there.

Did you know?
“Lower level” doesn’t necessarily mean “no stairs.”
This is one of those wonderfully mountain-specific real estate quirks.
A condo can look very much like a ground-floor residence from the balcony side of the building while still requiring a flight—or more—of stairs from the parking area.
That’s why with mountain condos, we pay attention not just to which floor you’re on, but to how you actually get from the car to the front door.
For a weekend getaway, stairs may be completely irrelevant.
For someone planning to age in place—or simply hoping not to haul groceries and suitcases down a staircase every Friday night—it can make a very big difference.
Listing photos don’t always tell you that part.

This weekend in the High Country
Come hungry to Elk Knob
The Headwaters Community Day Festival returns to Elk Knob State Park in Todd this Saturday, August 22, from 11 a.m.–3 p.m.
There will be live music along with local farmers, crafters and artisans demonstrating their work—but the centerpiece happens at noon: the High Country’s largest potluck dinner.
The public is invited to bring a favorite dish to share, which may be our favorite event instruction of the week.
The festival is free and open to everyone.
Music, mountains & an old apple orchard
A little farther down the Blue Ridge Parkway, the Historic Orchard at Altapass has live traditional music on its newly renovated pavilion stage Saturday and Sunday from 2–4 p.m.
Come for the music, wander the orchard, take in the views—and don’t be surprised if somebody starts dancing.
Take a hike: Elk Knob Summit Trail
If you’re already heading toward the Headwaters Festival, you could make a day of it.
The Elk Knob Summit Trail climbs 1.9 miles to the 5,520-foot summit, where you’ll find panoramic views across the High Country.
It’s rated moderate to strenuous, so this isn’t quite a leisurely post-potluck stroll—but the view gives you a pretty good reason to keep going.
