Mill Ridge is a little hard to put into a neat category, and honestly, that is part of its charm.
Located just off Highway 105 in Foscoe, it sits roughly eight miles from Boone in one direction and Banner Elk in the other—about 15 minutes either way when mountain traffic cooperates. That location is one of the things people who live here seem to appreciate most. You can enjoy a quieter mountain setting without feeling as though every trip to the grocery store needs to be carefully planned.
Mill Ridge originally began as a small ski resort in the 1960s and 1970s, and you can still see pieces of that history throughout the community. The homes have all kinds of personalities: little ski chalets, round homes, mountain cottages, condos, rustic cabins, renovated getaways and a few larger homes mixed in for good measure.
There is no single “Mill Ridge look,” which makes browsing the homes here much more interesting. One property may feel like a cozy vintage mountain retreat, while the next has been completely updated. It feels more like a community that has grown and changed over time than a subdivision where every home was built from the same handful of plans.
Mill Ridge also still has some of that old resort-community energy. There is a heated outdoor pool, tennis courts and hiking trails, and during the warmer months you will often see full-time residents, second-home owners and vacation guests spending time around the shared amenities. It is social and relaxed without feeling overly formal.
The Watauga River runs through the lower portion of Mill Ridge near the front of the community, and it definitely makes itself known. This is not always a quiet little trickle in the background. Around the riverfront homes, the sound of rushing water can be one of the most noticeable—and enjoyable—parts of the setting.
The other thing locals often mention about Mill Ridge is its relative affordability. “Affordable” is always a relative word in High Country real estate, of course, but Mill Ridge has traditionally offered a more approachable option than many of the area’s newer or more polished resort communities. Homes vary quite a bit in size, age, condition and price, so buyers may find several different ways to own here.
Mill Ridge could be a good fit if you want a convenient location, community amenities and a home with a little personality. Because the properties are so different, it is worth paying attention to where a home sits within the community, its road access and topography, its proximity to the river and amenities, and how much updating it may need.
